Homeowners:
The typical idea of calling and getting three proposals for your project is not an ideal way to start your project. If you call five companies possibly three will show up. If you look on a list website you really have no idea who is coming to review your project.
We work with your contractors or referrals. We also have our own network of qualified contractors that deliver exceptional products.
Level-1
Bid Packages Include:
- Sketches / drawings for bidding purposes
- Comprehensive scope of work for your project
- Responsibility matrix outlining what is expected of the bidder and homeowner
- An invitation to bid outlining where to send the proposal, when to send it and any requested alternates
- qualify and buy the best contractor or general contractor bidder for the project
Level-2
Project Management:
- Work with the homeowner and hire all of the trades separately to cut out mark up percentages
- Meet on the job site daily to track progress and daily expectations
- Review all products and keep up quality control
- Answer any questions on either side Homeowner / Contractor
- Review all payment requests
- Review all change orders that are submitted for additional work
- Make sure all inspections are scheduled when they are supposed to be
- Be sure your project is completed as originally described
- close the job with the contractor and the town.
Most residential bidders estimate using one of three 100 year old formulas that are both inaccurate and not efficient.
1 – Material Cost x Two plus 20-30% profit then add specialty Bidders price plus 20% on top of each one
2 – Square Footage x a unit value the bidders have heard somewhere could be $150.00-$220.00
3 – (the worst one) “T&M” this scenario is where the bidder guesses at how long the job will take and submit receipts for the materials used. Then the homeowner is expected to pick up any extras.

Contractors:
We review projects and associated documents then do a complete take-off for the trades you need.
Create a pricing sheet populated with all of the quantities and place to adjust the unit cost. We can write all of your proposals.

How it works:
- Download the form that is for the type of room you are estimating i.e. typical room, bath / powder room or entry / foyer
- Fill out the form then return it either by email or text [email protected] or 908-797-1031
- One of our estimators will build a proposal based on the information provided and send it back to you via email.
- A painting company that has been pre-qualified can be hired directly to complete the project.
Express does onsite inspections of many of our projects. We look for a clean and safe work environment, a professional appearance and make sure the work is being carried out in a workman like manner as described.
